To ensure a smooth move-out process, please note the following important details:
Notice of Intent to Vacate: Your lease must have expired, and you are required to provide Broadstreet Properties with a written notice of your intent to vacate. If you’re on a fixed-term lease, you must provide your notice two (2) full calendar months before your intended move-out date. As of September 2025, all new leases in Alberta include a one-month notice period to end early, along with a $1,000 re-rental fee. For those on a flexible month-to-month lease, one (1) full calendar month’s notice is required before you wish to vacate.
Responsibilities if Lease is Not Expired: If your lease has not yet expired, you will be responsible for any damages or loss of income as outlined in your signed lease or renewal agreements.
Security Deposit: To help you avoid charges against your security deposit, we are providing an estimated time that will be used to calculate any charges if you do not complete the required tasks.
Normal Wear and Tear: Please be assured that all normal wear and tear will be taken into consideration.

The following list of tasks must be completed before you move out of your apartment. If you do not complete the tasks below, labour charges may be deducted from your security deposit. All cleaning labour is charged at $30 per hour plus a $10 cleaning product charge. The times below indicated how long it would take to complete the task by Broadstreet Properties.
Do not wipe with a wet rag as this will only cause streaking. If walls have been painted, they must be returned to their original colour. If a full repaint is required, charges will apply.
Including under the fridge, stove, washer and dryer.
Removed, washed, replaced, burnt out bulbs replaced
Walls, counters, fixtures, toilet inside and out, mirror
All cupboards inside, outside, on top, and faces wiped down
Pull out and wipe down all appliances and surrounding walls. Stove: All drip trays and rings, control panel, range hood fan and filter. No foil. Oven: No spots or cleaning agent residue. Fridge: Freezer must be clean and frost free. All shelves and drawers removed, cleaned, and replaced. Washer: Run empty bleach cycle through. Clean thoroughly inside and out. Dryer: Vacuum lint trap. Clean thoroughly inside and out. If there are any gums or ink stains that cannot be removed, a new dryer will have to be installed for the replacement of the drum, and charges will be applied.

Any garbage, furniture, or personal belongings left will be discarded and you will be charged for dump/hauling fees
Professionally cleaned and copy of receipt provided to management. Charges will apply if this receipt is not provided. Burns/stains on carpet/linoleum will be charged for repair/replacement.
Any changes to the apartment which are nailed, glued, or screwed to the walls, ceilings and/or floors will be removed and charges will be applied for the repairs/replacements needed.
All building, suite and mailbox keys or fobs must be returned. If keys are returned, charges will not be applied.
