Required Documents

After you sign your lease, there are a few things we will need to complete your move-in.

Submit your remaining documents

  • Preauthorized debit form or void cheque to set up for preauthorized rent payments
  • Proof of utility setup, if applicable
  • Proof of Tenant Insurance –  we recommend Summit Insurance 
  • Pet picture, if applicable

Tenant Insurance

Tenant Insurance is crucial for safeguarding against damages, theft, and unforeseen events, and it is also a requirement of your lease. If you need an insurance provider, we recommend Summit Insurance, offering a quick and easy online process with competitive rates. 

Tenant insurance plays a crucial role in safeguarding you and your home against various situations. Most plans can offer the following:

Personal Liability Coverage: In the unfortunate event that a tenant is found responsible for causing damage to the building or another person’s property, or bodily injuring another person, the insurance can cover legal expenses and compensatory damages, subject to the policy’s terms.

Personal Property Coverage: Each Tenant is provided with coverage to protect the contents in their apartment and personal belongings worn or used on- and off-premises.

Additional Living Expenses: If your home becomes unfit for occupancy due to an insured loss, the policy covers increased expenses if you require temporary housing.

Pre-Authorized Rent Payments

Setting up a pre-authorized payment plan for your monthly rent is convenient and streamlines the payment process. This hassle-free option automatically transfers funds from your bank account on the first business day of every month, ensuring on-time payments without the need to visit the Rental Centre.

The benefits of setting up this pre-authorized payment include:

  • Convenience: No need to visit the Rental Centre before the 1st to make a rent payment.
  • Cost Savings: No late fees as the funds are directly debited from your account.
  • No Additional Fees: No extra charges are added to your rental payment.

Elevator Booking

We will be in touch to coordinate your move-in and elevator booking time. We will contact individuals based on the order of submission, prioritizing those who have submitted their complete lease documents first.

Move-In Appointment

As we approach your anticipated move-in date our team will contact you to schedule your move-in appointment to ensure a smooth transition into your new home. During this 30-minute appointment, we will provide you with the keys and conduct a thorough suite inspection. All elevators must be booked at least 24-hours in advance of your move-in day, and are booked based on availability. A deposit for elevator keys may be required. Please let us know your availability so we can arrange a time that works best for you.
